Arboreal Management is seeking an experienced Area Manager to lead a portfolio of approximately 350 homes across five affordable communities in the Pacific Northwest. You will coach Property Managers, drive occupancy, and own portfolio performance.

This hands-on role requires strong financial skills, the ability to travel, and a track record of building teams that deliver results. LIHTC, HUD, and Section 8 experience are helpful but not required.

Qualifications

• 5+ years of multifamily property management experience.
• 2+ years managing multiple properties or supervising Property Managers.
• Desirable: LIHTC, HUD, Section 8 or similar programs.
• Strong budgeting, variance analysis and P&L management.
• Proven ability to coach and hold teams accountable.

Responsibilities

• Lead day-to-day operations across five properties and ~350 homes.
• Coach and develop Property Managers and Portfolio Managers, incl. hiring and performance reviews.
• Own portfolio budgeting, variance analysis, and expense control.
• Drive occupancy and leasing performance; intervene when needed.
• Ensure LIHTC/HUD/Section 8 compliance and reporting.
• Conduct property inspections and coordinate with maintenance leadership.
• Identify underperforming properties and create improvement plans.
• Escalate complex resident, employee, and operational issues.
• Use data to anticipate problems and report portfolio performance.
