Job summary

Navigate Search is seeking an experienced Project Manager or Senior Project Manager to lead commercial construction projects in the Midwest from preconstruction through closeout. The role requires ownership of budgets, schedules, contracts, and quality, with coordination among owners, architects, subcontractors, and internal leadership.

Strong leadership and communication are essential as you guide projects to on-time, on-budget delivery.

Qualifications

• 8+ years of commercial construction experience.
• Experience as a Project Manager or Senior Project Manager.
• Strong financial and contract management skills.
• Excellent communication and leadership abilities.
• Proficiency with construction management software and MS Office.
• Experience with ground-up construction, renovations, tenant improvements, or buildouts.
• Ability to manage multiple projects, priorities and deadlines.
• Degree preferred but not required.

Responsibilities

• Manage commercial construction projects from preconstruction through final closeout.
• Take ownership of project budget, schedule, contracts, quality, and execution.
• Review plans, specifications, scopes, and contract documents for accuracy.
• Develop and maintain project schedules and budgets.
• Coordinate with owners, architects, engineers, consultants, subcontractors, and vendors.
• Lead project meetings and maintain clear communication with stakeholders.
• Manage subcontractor buyout, scopes of work, change orders, RFIs, submittals, and pay apps.
• Monitor costs and identify budget/schedule issues early.
• Partner with the Superintendent to stay on schedule and quality.
• Review and negotiate subcontractor proposals and change orders.
• Maintain project documentation and records.
• Assist with preconstruction, estimating, VE, and constructability reviews.
• Maintain strong client relationships throughout the project lifecycle.
• Ensure projects are completed safely, on time, within budget, and to quality standards.
• Participate in turnover and closeout activities.
