FDN Partners Search's client in New York seeks a Project Manager to oversee a ground-up passive house residential development, managing budget, schedule, buyout, and owner/design team coordination to meet passive house standards.

You will lead meetings with owner, architect, and subcontractors, coordinate with the design team and certifier, ensure envelope, air barrier, and mech systems achieve certification, and work with the NYC DOB throughout the project lifecycle.

Qualifikationen

• 8+ years of project management experience on ground-up housing developments.
• Experience managing a certified passive house project (PHIUS or Passive House Institute).
• Strong knowledge of passive house principles (airtightness, thermal bridging, insulation, mechanical ventilation).
• Proven ability to manage budgets, contracts, and subcontractor buyout on full-scope projects.
• Solid understanding of NYC DOB codes, permits, and inspections.
• Ability to read and interpret construction drawings and specs, including passive house envelope detailing.
• Demonstrated leadership and communication with owners, design teams, and contractors.
• OSHA-30 certification is required.

Aufgaben

• Own the overall project schedule and budget, tracking costs against the GMP/budget and flagging variances early
• Manage the buyout process and subcontractor contracts, including scope review, change orders, and payment applications
• Coordinate closely with the design team, consultants, and passive house certifier to ensure envelope, air barrier, and mechanical systems meet certification requirements
• Lead project meetings with the owner, architect, and subcontractors, driving decisions and following up on open items
• Partner with the Superintendent on sequencing, logistics, and resolving field issues that affect schedule or budget
• Manage RFIs, submittals, and the overall documentation log, ensuring timely turnaround from design team and subcontractors
• Coordinate with the NYC DOB on permitting, inspections, and sign-offs across the project lifecycle
• Track and report on passive house-specific milestones (e.g., blower door testing, envelope QA/QC) alongside standard project reporting
