Job summary

Metacomet Construction LLC seeks an experienced Senior Permit Expediter for NYC projects on a flexible, contract/part-time basis. You will independently manage filings from pre-review to issuance and closeout, coordinating with architects, engineers, and PMs to drive approvals.

The role emphasizes hands-on DOB/DOB NOW/BIS proficiency, relocation of filings through agency workflows, and a proactive approach to risk and issue resolution across multiple active projects in NYC.

Qualifications

• 5+ years NYC permit expediting/filing experience, handling independent projects.
• Strong working knowledge of NYC DOB, DOB NOW, BIS and permitting procedures.
• Experience with interior renovations, multifamily residential, commercial spaces, and building alteration projects preferred.
• Ability to read and understand architectural and engineering drawings.
• Understanding relationships between scope, filings, permits, inspections, and closeout.
• Familiarity with NYC DOB borough offices, plan examination procedures, and agency workflows.

Responsibilities

• Manage DOB filings and permitting for renovation, alteration, and construction projects across NYC.
• Review drawings and scopes before filing to identify permitting, zoning, code issues.
• Advise teams on filing strategies, permit sequencing, and approvals.
• Prepare, submit, track, and coordinate applications through DOB NOW and BIS.
• Coordinate with architects, engineers, inspectors, and ownership teams to obtain required docs.
• Monitor plans, objections, audits, and agency comments; coordinate responses.
• Attend or coordinate DOB appointments and meetings to resolve issues.
• Manage permit issuance, renewals, amendments, and related filings.
• Assist with electrical, plumbing, mechanical, fire protection, and other permitting coordination.
• Coordinate with other NYC agencies (FDNY, DOT, DEP, LPC) as needed.
• Research building records, open applications, permits, and occupancy certificates.
• Identify permitting risks impacting schedules and communicate with the team.
• Maintain permit logs and provide status updates.
• Support project closeout with sign-offs, occupancy certificates, and resolution of open apps.
• Build strong relationships with project management for NYC permitting guidance.
