Job summary

Columbia Residential seeks a Community Area Manager in Chattanooga, TN, to oversee a portfolio of affordable and mixed-income properties. You will drive financial performance, lead property management teams, and ensure regulatory compliance across REAC/LIHTC/HUD programs.

The role requires multisite management experience, strong budgeting and staff development skills, and a commitment to resident services. Travel across assigned communities is expected.

Qualifications

• Minimum five years of multisite property management experience including staff management and development.
• CPM or equivalent certification preferred.
• HS Diploma or GED required.

Responsibilities

• Achieve financial performance objectives and manage the portfolio’s financial operations.
• Develop and lead property management teams to meet objectives across portfolios.
• Maintain quality and compliance with REAC, LIHTC, HUD programs and lender requirements.
• Oversee budgeting, operating statements, and variance analyses to meet income/expense targets.
• Ensure accurate records for residents, leases, applications, evictions, and related documents.
• Foster exceptional customer service and professional standards across all sites.
