Job summary

Horning is seeking a Senior Maintenance Manager to lead the maintenance function at Brittany Commons, a 576-unit apartment community in Fredericksburg, VA. You will own the work orders, preventive maintenance, and capital projects, supervise a team of technicians, and serve as the primary technical authority across trades.

You will report to the Property Manager and collaborate with the Regional Maintenance Manager on portfolio standards, training, and capital planning while ensuring safety,

Qualifications

• 7+ years in progressive multifamily maintenance with leadership.
• Experience managing 300+ unit properties and capital projects.
• Strong knowledge of HVAC, plumbing, electrical, and general building systems.
• Proficiency with property management software and MS Office.

Responsibilities

• Own end-to-end maintenance across 576 homes.
• Supervise maintenance team and foster development.
• Manage work orders, scheduling, and vendor relationships.
• Ensure safety programs and regulatory compliance.
• Lead preventive maintenance program and unit turns.
• Assist with capital project planning and on-site execution.
• Provide weekly status reports to Property Manager.
