Job summary

GreenState Credit Union seeks a Mortgage Loan Closer II to manage residential closings from post-approval through funding. You’ll liaise with borrowers, lenders, title companies, and investors to ensure compliant, accurate documentation and timely settlement.

You will handle title clearance, closing disclosures, and wire transfers, maintaining LOS records and supporting post-closing activities in a fast-paced environment.

Qualifications

• High school diploma or GED.
• Minimum one year of related work experience.
• Strong data gathering and interpersonal skills.
• Ability to handle large volumes of details with accuracy.
• Lending policies and real estate knowledge helpful.

Responsibilities

• Coordinate mortgage closings with borrowers, realtors, attorneys, title companies, settlement agents, and internal teams to ensure timely and accurate closing transactions.
• Review loan files to verify completeness, data integrity, underwriting approval conditions, loan terms, fees, escrow details, insurance requirements, and property information prior to closing.
• Order, review, and clear title commitments, searches, abstracts, liens, and other title-related issues to ensure marketable title before closing.
• Prepare, review, and issue closing documents, Closing Disclosures, escrow statements, settlement figures, and recording documents while ensuring regulatory compliance and accuracy.
• Ensure compliance with TRID, RESPA, investor, state, federal, and credit union requirements, including reviewing compliance reports and UCD validations.
• Reconcile funding worksheets, settlement statements, and final closing balances to ensure accurate loan funding and zero-variance disbursements.
• Execute, verify, and monitor wire transfers, loan proceeds, mortgage payoffs, seller proceeds, and third-party disbursements while following fraud prevention and wire verification protocols.
• Audit funding and executed closing packages to confirm document completeness and readiness for investor delivery.
• Maintain organized loan records within LOS and support timely recording and investor delivery.
