Responsibilities

  • Develop CAPEX requests and coordinate city capital improvements.
  • Lead preventive maintenance programs and life-cycle analyses.
  • Oversee budget invoices and vendor contracts for facility work.
  • Provide direction to staff and ensure strong building coverage.
  • Act as Manager on Duty during events and champion guest service.

Job description

Job Summary

The Director (Senior Manager), Facility Maintenance drives the successful operation of the Spectrum Center’s Maintenance & Facilities Department. This position will be one of the CRVA’s main liaisons with the Charlotte Hornets and is responsible for the presentation and condition of the Arena and all associated systems. Provide oversight of the $3.1 million dollar Facilities budget.

Job Responsibilities
  • Overall responsibility that the Spectrum Center is completely operational and totally prepared for every event and appropriate staffing levels are in place.
  • Coordination with HSE on large scale events, like NCAA, NBA All-Star, playoff, large scale concerts events.
  • Ensure facility is operating to all technical specifications and standards per the NBA
  • Develop and maintain department policies and standards in accordance with CRVA goals and guidelines.
  • In coordination with the Director of Support Service, HSE and project manager:
  • Responsible for development of CAPEX requests
  • Coordination of large scale - city Capital Improvement Projects
  • Develop and implement a preventive maintenance program, including life cycle analysis, inclusive of all facets of the facility.
  • Oversees budget related invoices and payment approvals for all facility-related contracted work.
  • Establishment of an efficient program to handle facility requests of the Charlotte Hornets on an on-going basis.
  • Oversees all repairs and general maintenance on all building systems, equipment, and machinery.
  • Participates in periodic budget review processes to make adjustments or identify areas of concern.
  • Implements and documents cost saving initiatives such as energy management, recycle program and green efforts.
  • Ensures compliance with all applicable safety regulations and other regulatory agencies.
  • Directly maintains all life safety systems with assistance from plant engineers.
  • Maintains integrity of the facility work order system by providing direction to assistant through communicating expectations for performance and accountability.
  • Assists the Director of Business Support Services in negotiating vendor contracts for services provided to Spectrum Center.
  • Will communicate (verbally and written) with promoters to ensure they receive quality customer service.
  • Fulfills duties of Director of Support Services as needed.
  • Must be able to work a flexible schedule which may consist of nights, weekends and holidays.
  • May perform other duties as required.
  • Act as Manager on Duty for CRVA during events
  • Ensures that all staff is trained and understand how to operate all building systems, insuring that everyone is trained equally, thus ensuring strong building coverage.
  • Consistently deliver the best in customer service. By supporting the CRVA customer experience initiatives and decisions underscoring the Service Philosophy, will champion the evolution and continuity of building and leading the team to work collaboratively across the organization and greater Charlotte community, to deliver memorable customer experiences.

Scope of Responsibility
  • This job is responsible for budgetary analysis, preparation, and review.
  • This job will have periodic access to confidential data including wages and salaries, company records and/or minutes, customer quotes, and product costs.
Supervisory Responsibility
  • Manages subordinate supervisors in the engineering department that supervise a total of up to (10) employees.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Responsibilities include interviewing, hiring, and training employees; planning, scheduling, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Responsible for training of all Engineering staff with regards to all BMS and other building system, ensuring that all staff is trained equally on all systems.
Knowledge and Skill Requirements
  • Must have knowledge of methods, procedures, and policies, laws, standards and regulations as they pertain to Arena operations, facilities maintenance, and engineering.
  • Knowledge of maintenance and general construction, project/construction management, community relations, public safety, and OSHA.
  • Knowledge of management principles and practices as applied to budgeting, personnel, purchasing and related operations.
  • Communicate clearly and concisely, both orally and in writing.
  • Strong computer skills including word processing and spreadsheet creation and manipulation.
  • Must have professional attitude and appearance
  • Ability to anticipate problems and implement immediate corrective action
  • Ability to perform effectively under significant pressure typically associated with meeting the demands and timetables of the venue industry
  • Strong orientation towards hospitality/customer service for the Arena industry
  • Effective supervisory skills and techniques of supervision. Ability to deal effectively with personnel problems; to deal constructively with conflict; to motivate, provide counsel and execute applicable solutions
  • Ability to anticipate customer needs, builds positive relationships with customers and vendors, goes the extra mile to satisfy and exceed customer needs, treats all customers and vendors with highest degree of respect and courtesy, delivers exceptional service to internal and external customers.
Education and Experience
  • Bachelor’s Degree (B. A.) or equivalent from four-year college or technical school; and 6 to 8 years related experience and/or training; or equivalent combination of education and experience.
  • To perform this job successfully, an individual should have knowledge of Word Processing software, and use of a two-way radio.
Physical Demands
  • The employee must regularly lift and /or move up to 50 pounds.
  • The employee must be able to work long or extended hours in a given workday, including nights, weekends and holidays.
  • Specific vision abilities required by this job include close vision.
  • The employee is frequently required to stand and walk long distances. Walking may encompass approximately 10,000 steps per day, depending on operational needs. On some days, desk work may be more common due to required administrative duties.
  • The noise level in the work environment could vary from very loud to normal depending on the event.
