Essex Property Trust, Inc. in Redmond, WA is seeking a Senior Maintenance Technician to maintain a 400+ unit community and support the Maintenance Supervisor with day-to-day operations.

You will perform complex repairs on HVAC, plumbing, and electrical systems, lead junior technicians, develop preventive maintenance plans, and ensure timely, quality service to residents. This role requires on-site work five days a week, after-hours on-call rotation, and a strong commitment to safety, inventory

Qualifications

• High school diploma or GED equivalent; 2+ years of experience in property maintenance, facility management, or a related field.
• HVAC and/or CPO certification preferred.
• Must possess a valid driver’s license.
• Strong knowledge of HVAC, electrical, plumbing, and appliance repair.
• Familiarity with environmental hazards in residential housing (asbestos, lead, mold, radon).

Responsibilities

• Perform complex repairs and maintenance on HVAC, plumbing, electrical systems, and other essential building equipment.
• Lead and mentor junior maintenance technicians and act as a technical resource.
• Develop and implement preventive maintenance plans and conduct regular inspections.
• Deliver exceptional resident service and timely resolution of maintenance requests.
• Respond promptly to after-hours emergencies as part of the on-call rotation.
• Ensure safety compliance, read and follow building codes and company policies.
• Assist in inventory management and procurement of equipment.
• Maintain accurate records of maintenance activities in SightPlan and provide progress reports.
• Collaborate with the Maintenance Supervisor and other managers to prioritize tasks.
