Job summary

Red Tail Holdings, LLC. is seeking a Lead Maintenance Technician to oversee and perform a wide range of property maintenance tasks at Briarwood Apartments. This on-site role involves managing work orders, preventative maintenance, and vendor coordination while leading by example within the maintenance team.

The ideal candidate has 3+ years of hands-on maintenance experience, strong problem-solving across multiple trades, and the ability to work extended hours in a busy property environment.

Qualifications

• Minimum 3 years hands-on property or facilities maintenance experience.
• HVAC certification preferred but not required.
• Prior lead or senior technician experience is a plus.
• Strong troubleshooting across plumbing, electrical, HVAC and related trades.

Responsibilities

• Communicate professionally with tenants, guests, contractors, vendors, and staff.
• Perform general property maintenance, including service requests, punch lists, preventative maintenance, and basic cleaning tasks.
• Ensure all maintenance work is completed safely and to company standards.
• Conduct regular inspections and patrols of buildings and grounds to identify issues and ensure upkeep.
• Coordinate and oversee contractors or vendors as directed by the Regional Property Manager.
• Maintain accurate maintenance records, reports, and documentation.
