Qualifications

• This position requires on-call responsibilities.
• Minimum of 2 years of relevant experience.
• HVAC / EPA Certification is required.
• CPO certification is preferred.
• Fair Housing Certification prior to interacting with prospects or residents.
• Must possess a cell phone.
• Experience in renovation or large projects is preferred.
• General education: High School diploma or equivalent preferred.
• Specialized Education/Training/Experience: two years in general maintenance or related certifications.
• Knowledge of OSHA laws and regulations.
• Willingness to work evenings and weekends.
• Ability to work independently and as part of a professional maintenance team.
• Strong tenant communication skills are essential.

Responsibilities

• Expedite make-readies: check appliances, change bulbs, fix minor issues.
• Repair minor plumbing and locks, door/window hardware.
• Perform electrical and lighting repairs; service HVAC filters.
• Carry out pool maintenance and chemical checks.
• Do carpentry: doors, balconies, flooring, fences, tiles.
• Paint walls and ceilings; patch drywall.
• Grounds maintenance and snow/ice removal as needed.
• Respond to service requests and maintain resident relations.
• Maintain inventory of tools and supplies; basic appliance repairs.
• Operate power and hand tools safely and efficiently.
