Job summary

Dominium in Minneapolis is seeking a Senior Maintenance Supervisor to oversee daily maintenance operations, repairs, turnovers, preventive maintenance, and inspections across properties. You will manage digital work orders, inventory, purchasing, and maintain plumbing, electrical, HVAC, and major equipment while ensuring safety and compliance.

Travel to assigned properties, respond to emergencies, complete unit turns, support groundskeeping, and coordinate with the Community Manager.

Qualifications

• High school diploma required; CRMT certification preferred.
• 3-5 years of full-time maintenance experience with progressively responsible onsite supervisory duties.
• Proficiency with Microsoft Office; Yardi experience preferred.
• Strong communication skills in English; ability to read and write instructions and correspondence clearly.
• Solid reasoning and troubleshooting abilities; follow written, verbal, and diagram instructions and resolve problems with multiple variables.
• Professional appearance and strong customer service skills, with ability to work with residents.
• Holds licenses/certifications such as Special Boiler License, 2nd Class Boiler License (or ability to obtain within six months), EPA 608 Universal Freon Certification, and CPO/AFO certification.
• Valid driver’s license, insurance, and ability to drive.
• Advanced knowledge of electrical/plumbing systems, HVAC, carpentry, flooring, painting, pool operations and building codes.

Responsibilities

• Oversees and performs maintenance operations including repairs, turnovers and preventive maintenance.
• Reviews and manages daily digital work orders; updates documentation and communicates delays.
• Conducts routine property and unit inspections; reports unsafe conditions or violations.
• Maintains HVAC systems, boilers, water heaters, and major equipment in safe condition.
• Executes vacant unit turns: repair, repaint, clean, rekey to standards.
• Maintains common areas, shops, pools, and grounds in safe condition.
• Performs snow removal and documents compliance with schedules.
• Ensures OSHA compliance and maintains safety practices across properties.
