Job summary

SPM, LLC is seeking a Senior Maintenance Specialist to travel weekly across Alabama, Mississippi, Tennessee, and Arkansas, supporting on-site maintenance teams with hands-on, safety-first work. You will troubleshoot HVAC, electrical, plumbing, and appliances while performing routine upkeep and preventive maintenance across a portfolio of properties.

The role requires 3+ years of maintenance experience, a valid driver's license with reliable transportation, and your own tools.

Qualifications

• HVAC Universal Certification and strong working knowledge of electrical, plumbing, and structural systems.
• 3+ years of related maintenance experience (or an equivalent combination of education and training).
• A valid driver's license, reliable transportation, and your own tools.
• Proven ability to lead, train, and motivate a maintenance team.
• Ability to regularly lift 50 lbs. (occasionally 100+ lbs.) and work in the field.
• Sharp problem-solving skills with calm, safe emergency handling.

What You'll Do

• Travel weekly to assigned properties to support on‑site maintenance teams — hands‑on, practical, safety‑first.
• Troubleshoot and repair HVAC systems, electrical issues, plumbing problems, and appliances (stoves, dishwashers, refrigerators, disposals, etc.).
• Perform routine upkeep and preventive maintenance to keep everything running smoothly.
• Help maintain excellent curb appeal: remove debris, pressure wash exteriors, maintain grounds, and more.
• Respond to emergency and after‑hours maintenancecalls when needed.
• Champion OSHA safety standardsand train staff in hazard‑free work practices.
• Keep sharp records on work orders, inspections, inventory, and maintenance budgets.
• Collaborate with team members and vendorsand always go the extra mile for residents.
