Job summary

Harmony Gardens Assisted Living in Columbus, OH is seeking an experienced Maintenance Director to oversee maintenance, safety, and environmental operations of our senior living community. This role ensures a safe, comfortable environment for residents, visitors, and staff.

You will manage building systems, preventive maintenance, vendor coordination, life-safety compliance, and budgeting while leading a team and ensuring resident comfort.

Qualifications

• High school diploma or GED.
• Minimum 3 years of maintenance experience.
• Minimum 2 years of supervisory experience.
• Knowledge of HVAC, plumbing, electrical, and general building maintenance.
• Valid driver's license with acceptable driving record.
• Ability to participate in an on-call rotation.

Responsibilities

• Oversee day-to-day maintenance of the building, grounds, and equipment.
• Perform routine inspections to identify repair and safety needs.
• Manage preventive maintenance programs for all facility systems.
• Ensure timely completion of work orders and maintenance requests.
• Coordinate repairs and renovations with vendors and contractors.
• Monitor and maintain HVAC, plumbing, electrical, fire alarm, generators, and kitchen equipment.
• Coordinate fire drills and emergency preparedness activities.
• Supervise maintenance personnel and outside contractors.
• Train staff on safety procedures and equipment use.
• Develop departmental schedules and priorities.
• Manage maintenance budgets and purchasing.
• Respond promptly to resident maintenance concerns.
