Job summary

Kirco is seeking an experienced Senior Living Development Manager to lead development projects from initial opportunity through successful delivery in Troy, MI. This is a hands-on role overseeing site selection, underwriting, entitlements, design, financing coordination, construction, and transition to operations.

Qualifications

• Bachelor’s degree in real estate, construction management, finance, architecture, engineering, urban planning, or related field.
• 7+ years of progressive real estate development experience, with a record of delivering ground-up projects.
• Strong experience with development underwriting, pro forma modeling, budgeting, and schedule management.
• Working knowledge of entitlements, zoning, permitting, design, and construction.
• Demonstrated ability to overcome project obstacles and drive complex deals forward.
• Strong negotiation, communication, presentation, and relationship-management skills.
• Ability to manage municipalities, consultants, contractors, operators, and capital partners.
• Proficiency with Excel and project management/development tracking tools.
• Valid driver’s license and willingness to travel to project sites.

Responsibilities

• Lead projects from concept through completion, owning schedules, budgets, milestones, and execution.
• Identify and evaluate new senior living development opportunities through site analysis and underwriting.
• Develop and stress-test pro formas, development budgets, financial models, and underwriting assumptions.
• Lead due diligence including environmental, geotechnical, survey, title, zoning analyses.
• Drive entitlements and municipal approvals, including rezoning and site plans.
• Navigate regulatory requirements such as licensure, Certificate of Need, ADA, and life-safety.
• Coordinate with architects, engineers, and other partners throughout design and preconstruction.
• Manage budgets and value-engineering balancing returns with resident experience.
