Job summary

35 North is seeking an experienced Project Executive to serve as owners’ representatives on complex construction projects in life science, pharmaceutical, and biotechnology markets. Lead planning, budgeting, negotiation, and cross-functional coordination to deliver critical initiatives.

This full-time position alternates between our Durham, NC HQ and client locations, requiring travel and strong stakeholder engagement.

Qualifications

• 15-20 years of experience managing complex life science capital projects.
• Experience on projects >$20M in life sciences (new construction, renovation, infrastructure).
• Experience with cGMP facility design, build, qualification, and maintenance.
• Experience with FDA regulations, CFR related to cGMP in manufacturing and related processes.
• Proven ability to lead cross-functional teams and manage multiple high-priority projects.

Responsibilities

• Oversee construction projects from conception to completion.
• Develop project execution strategy with customer representatives and general contractor.
• Support clients in project setup, including contract reviews, staff plans, budgets, and processes.
• Prepare construction budgets based on scope and resource needs; track costs.
• Develop and manage detailed project schedules and work plans.
• Conduct site walkthroughs and provide feedback to GC and subcontractors.
• Develop and manage quality control, document control, and communication plans.
• Review construction documents for scope, standards, and regulations; maintain documentation integrity.
• Monitor capital project status; prepare reports on budget, schedule, and quality; identify risks.
• Identify improvement areas; implement interventions to enhance efficiency, quality, and safety.
• Contribute to strategic planning and prepare status and performance reports.
• Manage contracts with contractors and consultants.
• Collaborate with client teams, owners, design teams, and local authorities.
