Senior Lease Administrator – CAM Audit Focus
About the Role
Mohr Partners, Inc. is hiring a Senior Lease Administrator to join our Lease Administration team. In this role you'll lead CAM, insurance and real estate tax reconciliation audits across a multi-location retail portfolio. You'll find landlord overcharges, recover savings for our clients and guide a team of Portfolio Administrators. You'll also handle the full scope of lease administration. This role suits someone who reads leases closely, doesn't take a landlord's numbers at face value, and wants to work in a fast-paced, client-first team.
What You'll Do
CAM Audit & Reconciliation (Core Focus)
- Lead CAM, insurance and real estate tax reconciliation audits across a multi-location retail portfolio, from document review through settlement
- Check that each landlord charge is allowed by the lease. This includes pro rata share, gross-up, caps, base years, fees and expense exclusions
- Request and review landlord backup, and match charges to invoices, GL reports and tenant payment history
- Find overcharges and billing errors, prepare findings reports with clear lease support, and negotiate credits with landlords in writing
- Track recovered savings and recurring overcharge trends across the portfolio
- Send audit packages through internal QC and answer client follow-up questions promptly
Lease Abstraction & Data Quality
- Abstract and review leases, and review abstracts prepared by other team members
- Coordinate abstraction work from transition and regional teams, and track projects through QC
- Validate lease data entry, and spot high-risk lease language and suggest changes
- Review client estoppels and comment on issues or errors
Lease Financials & Reporting
- Review and process monthly rent files, rent payments and rent variance analyses
- Manage subtenant billing and collections, and prepare invoices
- Set up and maintain critical date reminders, and report on them to clients
- Produce monthly, quarterly, annual and ad hoc client reports
Leadership & Client Management
- Train and guide Portfolio Administrators on audit methods and lease administration best practices
- Build strong relationships with clients, landlords, property managers, vendors and outsource partners
- Make processes more efficient, deliver projects on time and on budget, and support new client setups and special projects
What You Bring
- Bachelor's degree or equivalent experience
- 5–8 years of lease administration experience, with hands-on CAM reconciliation or audit work
- Strong understanding of retail lease terms and CAM reconciliation, and a record of recovering landlord overcharges
- Advanced Excel skills for rebuilding reconciliations, CAP calculations and variance schedules
- Experience with Lease Harbor, Visual Lease, ProLease, LeaseAccelerator and/or CoStar preferred
- Clear, firm and professional writing for landlord negotiations
- Strong organizational skills, close attention to detail, and the ability to manage many audits under deadline
- Experience mentoring or reviewing the work of junior team members
