Job summary

Acara Solutions is seeking a Senior Project Manager of Land Development to lead the front-end phases of commercial and industrial real estate projects in the Northeast. You will oversee site due diligence, land planning, entitlements, infrastructure coordination, and municipal approvals, coordinating with internal teams and external consultants to move projects from concept to construction readiness.

This direct-hire role offers a salary range of $160,000 to $180,000, with a Monday–Friday

Qualifications

• 7 years of experience in project management role within real estate, land development or building construction

Responsibilities

• Manage early-stage development activities including site evaluation, due diligence, land planning, entitlements, permitting, and infrastructure coordination.
• Coordinate with civil engineers, land planners, architects, environmental consultants, and traffic engineers to prepare development plans.
• Serve as main contact with municipal planning boards, zoning boards, and regulatory agencies throughout entitlement process.
• Track project schedules, approval timelines, and consultant deliverables to keep projects on schedule.
• Oversee submission of site plan applications, zoning approvals, environmental reviews, and permitting packages.
• Assist in coordinating utility planning and infrastructure design (water, sewer, stormwater, road access, grading).
• Support budget development and cost tracking for sitework and entitlement-related expenses.
• Participate in project meetings and coordinate communication among internal departments and stakeholders.
• Conduct site visits, feasibility reviews, and due diligence investigations for potential development opportunities.
