Job summary

April Housing is seeking a Director of Construction to develop and execute capital investment strategies across a portfolio of multifamily affordable housing communities. You will serve as the owner's representative, coordinating with Asset Management, PMCOs, consultants, and contractors to align projects with business plans, regulatory needs, and asset preservation goals.

Qualifications

• Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or related field.
• Minimum 7 years of progressively responsible multifamily construction and capital project management experience.
• Experience managing multiple large-scale capital projects within occupied multifamily housing environments.
• Strong reading of construction documents, specs, contracts, and engineering reports.
• Professional certifications such as CCM, PMP, LEED AP or equivalent preferred.

Responsibilities

• Develop property-specific capital strategies aligned with approved business plans.
• Evaluate property conditions, risks, deferred maintenance, and regulatory needs to prioritize investments.
• Lead annual capital budgets and multi-year plans with forecasts and risk analysis.
• Oversee complete project lifecycle: scoping, bidding, permitting, construction oversight, closeout.
• Manage procurement, contractor proposals, budgets, schedules, and quality control.
• Collaborate with PMCOs, Asset Management, and Finance to report status and optimize portfolio value.
