JOB SUMMARY:

Under general supervision on an assigned shift, perform a variety of skilled building and community facilities maintenance tasks. The work involves regular contact with other departments and divisions, and performs related work as required.

Supervision is generally provided by a General Maintenance Foreman or an assigned department foreman. Work is usually performed independently but may be part of a small crew.

ESSENTIAL FUNCTIONS:

1. Monitor and perform regular interior and exterior preventive maintenance at residential and community facilities.
2. Troubleshoot and repair building electrical, plumbing, and mechanical systems.
3. Paint interior and exterior surfaces, repair and/or install various building components and fixtures, including hardware, wallboard, trim, weather stripping, rain gutters, windows, doors, siding, garage doors, fences, and fascia.
4. Remove and repair old decking surfaces, patch concrete, waterproof, sand, prime, and paint deck surfaces, and apply liquid epoxy.
5. Repair or rebuild wooden structures of bridges, ramps, balconies, and decks.
6. Mix, grade, set forms, and finish concrete mortar walls; repair and install mortarless block garden walls and pavers; construct and repair block walls; operate concrete breaking equipment; maintain records.
7. Remove and replace vinyl flooring, baseboards, bathtub and shower enclosures, ceramic tile surrounds, and install countertops. Conduct related plumbing, electrical, and carpentry work.
8. Maintain regular attendance; all duties performed on-site for the community.

DESIRABLE QUALIFICATIONS:

Graduation from high school and substantial journeyman-level maintenance experience in carpentry, plumbing, electrical, or building trades, or an equivalent combination of education and experience.

Knowledge of occupational hazards and safety precautions, standard practices, tools, and materials of building maintenance.

Ability to adapt tools and parts to repair problems, operate skilled equipment, work from sketches and drawings, understand instructions, and communicate effectively in English.

Ability to establish effective working relationships and understand the needs of senior residents.

Skills in the use and care of tools, materials, and equipment used in building maintenance.

SPECIAL REQUIREMENTS:

• Possession of a valid California driver's license.
• Ability to pass respiratory and respirator fit tests.
