Position Overview:

We are looking for a full-time Senior Floating Property Manager, with a passion for helping others.

Principal Objective of the Position:

The Property Manager (PM) is responsible for maintaining maximum occupancy, controlling expenses within the operating budget, rent collection, delinquency/collections, resident satisfaction/retention, maintenance issues, grounds and office upkeep, and ensuring compliance with all related guidelines and requirements.

Essential Duties and Responsibilities:
  1. Exceed occupancy targets by leasing units ahead of construction acceptance.
  2. Work efficiently with prospective residents to obtain file approval from Compliance.
  3. Ensure adherence to compliance policies and procedures set by RealAmerica and the Compliance Department.
  4. Verify move-in tasks are completed and files are properly assembled.
  5. Report on file status daily.
  6. Show apartments to prospective residents as needed.
  7. Represent RealAmerica positively.
  8. Travel as needed to lease-up properties for specific projects.
  9. Perform other duties as assigned.
Qualifications/Skills & Knowledge Requirements:
  1. 5+ years of experience in affordable property management (LIHTC or Section 42).
  2. Ability to work independently with minimal supervision.
  3. Excellent communication, presentation, and interpersonal skills.
  4. Strong attention to detail and organization.
  5. Ability to meet deadlines effectively.
  6. High school diploma or GED required.
  7. At least 2 years (3+ preferred) of property-specific experience.
  8. HCCP or similar certification preferred.
Physical Demands:
  1. Stand, walk, reach, stoop, kneel, crouch frequently; crawl, bend, lift up to 25 pounds rarely.
  2. Sit, use hands, talk, hear regularly.
  3. Requires good vision.
  4. Valid driver's license and ability to travel to multiple sites are required.
  5. Frequent weekly travel expected.
