Unbridled Living, LLC in Louisville, KY, seeks a Senior Financial Analyst to support the Director of Acquisitions from initial review to closing. You will build models, run market work, and help prepare investment memos and due diligence for senior housing acquisitions.

This role focuses on underwriting independent living, assisted living and memory care, with exposure to stabilized and value-add deals and to lender negotiations through closing.

Qualificações

• Minimum 3–5 years underwriting seniors housing acquisitions.
• Understanding of independent living, assisted living and memory care operations.
• Bachelor’s degree in finance, accounting, real estate, economics, or related field.

Responsabilidades

• Underwrite independent living, assisted living, and memory care acquisitions, including stabilized, value-add, and turnaround communities.
• Build and maintain community-level acquisition models covering unit mix, rent roll, occupancy, care revenue, labor, expenses, budgets, debt, equity, and returns.
• Review seller pro formas, broker memoranda, trailing financials; tie T-12 and T-3 results to rent rolls and ledgers.
• Prepare market studies using NIC MAP Vision and other sources for supply, demand, demographics, and new construction.
• Conduct competitor shops, rate surveys, and maintain a database of comparables.
• Draft investment memos and present underwriting to leadership and equity partners; support lender diligence through closing.
