Job summary

Qualifications

• A high school diploma/equivalent is required and you must have 3 years of maintenance experience; without a diploma, 5 years in maintenance are required
• Minimum of 1 year experience in Maintenance Management is required
• Knowledge of plumbing, HVAC, sprinklers, electrical and boiler systems; licenses/certifications are preferred but not required

Responsibilities

• Supervises all maintenance personnel including Superintendents, Porters and Journeyperson Porters
• Monitors scheduling tenant requests by the Work Order Dispatcher
• Completes routine property inspections to ensure performance and identify problems
• Plans and manages all repairs and installation activities
• On-site supervision of maintenance staff as needed
• Inspects third-party work for timely completion
• Creates and tracks work orders in SiteCompli and manages purchase orders in Yardi
• Approves vendor invoices based on completed work and maintains supplies inventory
• Coordinates repair work for violations and verifies corrections in HPD portal
• Collaborates with Facilities Director on employee selection and training and conducts safety sessions
