American Campus Communities (ACC) is seeking a Senior Service Manager to oversee facilities maintenance across multiple properties, including service, groundskeeping, and housekeeping teams. You will manage budgets, drive maintenance standards, and collaborate with regional support teams while reporting to the Director of Property Management.

The ideal candidate has strong leadership, training, and communication abilities, with experience in residential facilities operations.

Qualifications

• HVAC certification preferred.
• 3-5 years’ proven mid to high-level tech experience in residential facilities maintenance.
• Strong organizational, communication, and leadership skills.
• Ability to manage multiple properties and prioritize tasks effectively.
• Management experience preferred.

Responsibilities

• Supervise facilities maintenance teams across multiple properties to ensure high standards.
• Recruit, hire, train, and develop team members; cross-train for flexibility.
• Conduct performance evaluations and provide ongoing feedback.
• Collaborate on compensation adjustments with HR.
• Manage work order processes, on-call rotations, and vendor coordination.
• Oversee turnovers and property readiness; manage vendor contracts.
• Own preventative maintenance plans; schedule, delegate, track tasks.
• Ensure safety, compliance, and OSHA adherence for all systems.
• Manage budgets, invoices, and capex in partnership with leadership.
• Coordinate with corporate teams on budget and strategic planning.
