Job summary

The Springs Living, LLC in Happy Valley, OR is seeking a Maintenance Director to lead daily and preventive maintenance for an 87-unit assisted living and memory care community. This hands‑on leader will oversee building systems, grounds, housekeeping operations, and emergency preparedness to keep residents and staff safe and comfortable.

You will hire, train, and supervise maintenance and housekeeping staff, manage budgets, coordinate with contractors, and ensure compliance with safety

Qualifications

• 5+ years of professional maintenance experience.
• Experience leading teams and coordinating with contractors.
• CPR and First Aid certification current to meet state requirements.
• Strong prioritization, organization and delegation skills.
• Excellent written and verbal communication with residents and staff.

Responsibilities

• Ensure consistent daily maintenance of the building exterior, including lawns, plants, walkways, driveways, and parking lots.
• Oversee interior maintenance and housekeeping, including apartments, common areas, offices, and storage areas.
• Interview, hire, train, and supervise the maintenance and housekeeping team members.
• Repair building systems and equipment, or coordinate repairs with outside contractors.
• Maintain a safe and organized workspace, storing equipment and supplies appropriately.
• Serve as the point of contact for all technical systems (phone, cable, computer, security cameras, door locks, etc.).
• Lead emergency preparation and response, including fire safety training and drills.
• Manage department budgets and order maintenance/housekeeping supplies as needed.
• Perform other duties as assigned by the Executive Director.
