CMI Management LLC is seeking a Chief Engineer to act as the working supervisor across Tennessee facilities, leading operations, maintenance, and technical compliance at Nashville, Knoxville, and Memphis sites.

You will supervise on-site staff, ensure proper licensing, manage HVAC, boiler and building systems, and drive predictive maintenance programs while maintaining safety and customer standards.

Formación

• High school diploma or equivalent required; bachelor’s degree in engineering, facilities management, construction management, or a related field preferred.
• At least 5 years of recent experience leading operations and maintenance for large, complex commercial or Government facilities; federal portfolio preferred.
• EPA Section 608 certification for refrigerant work and any state/local licenses for equipment/work performed.
• Advanced credentials in stationary engineering, HVAC/refrigeration operations, boiler operations or power engineering (e.g., NAPE, advanced boiler-operator).
• Experience operating, troubleshooting, repairing, and replacing HVAC, boiler, chiller, pump, motor, piping, controls and Building Automation System components.
• Knowledge of OSHA, NFPA, ASHRAE, ASME A17, environmental, life-safety and related requirements.
• Ability to read contract requirements, technical specs, drawings, schematics and operating data.
• Proficiency with computerized maintenance management systems and data-driven maintenance performance evaluation.
• Ability to respond to emergencies outside normal hours and travel among Tennessee facilities.
• Clear English communication, written and spoken.

Responsabilidades

• Lead onsite technical team for facilities engineering, operations, maintenance and repair activities; plan, assign, inspect, and document work performed by employees and subcontractors.
• Train and mentor journeyman, apprentice, HVAC and maintenance personnel; ensure proper licenses and certifications.
• Operate and maintain electrical, mechanical, HVAC, water/sewer, hydronic, and life-safety systems within the PWS scope.
• Develop and execute routine, predictive, condition-based and reactive maintenance strategies to maximize uptime and comply with standards.
• Troubleshoot and repair boilers, chillers, pumps, motors, controls and Building Automation Systems; refrigerant recovery when certified.
• Maintain occupied spaces with proper temperature, humidity, ventilation and safety; report conditions impacting health or operations.
• Provide 24/7 emergency response for critical system failures and asset protection.
• Lead data-driven commissioning, optimize schedules, identify energy and water waste, pursue utility savings.
• Maintain accurate asset, maintenance and inspection records in NCMMS; comply with records standards.
• Support development of Building Operating Plans, emergency plans and facility assessments.
• Implement quality-control inspections and analyze failures; support QA reporting.
• Inspect mechanical rooms and systems for OSHA/NFPA/compliance; enforce strict standards.
• Coordinate disruptive maintenance with stakeholders; escalate major repairs and safety issues.
• Support repair proposals, cost estimates, material and subcontractor coordination; protect government data.
