Job summary

Tiello LLC in Phoenix, AZ is seeking a Senior Estimator to lead preconstruction and estimating for commercial projects across the Southwest. You will develop comprehensive estimates and collaborate with owners, architects, engineers, and subcontractors to drive competitive, accurate bids.

Qualifications

Responsibilities

  • Maintain estimating systems and historical cost data for future bids.
  • Stay current on methods, materials, and market conditions affecting costs.

Job description

Tiello has partnered with an established Arizona-based general contractor delivering commercial construction projects throughout the Southwest. The company works across industrial, automotive, office, retail, and other commercial markets and is seeking an experienced Senior Estimator to join its team in Phoenix.

Role Summary

The Senior Estimator will lead estimating and preconstruction efforts for commercial construction projects from early opportunity and conceptual budgeting through final pricing and contract award.

This individual will be responsible for developing complete and accurate estimates while working closely with Operations, Project Management, owners, architects, engineers, subcontractors, and suppliers.

The ideal candidate has strong general contracting experience and understands not only how to price a project, but how the building will actually be constructed, including sequencing, constructability, MEP systems, trade coordination, and project execution.

Project Types

Commercial construction with an emphasis on:

  • Automotive dealerships and facilities
  • Office buildings
  • Ground-up and complex commercial projects
  • Design-Build projects

Typical project values range from approximately $1M to $30M, with the majority falling between $1M and $20M.

Job Responsibilities
  • Lead estimating efforts from pre-RFP and conceptual budgeting through final proposal and contract award.
  • Develop complete project estimates across civil, structural, architectural, MEP, and specialty trade scopes.
  • Review drawings, specifications, addenda, and project requirements to identify scope, constructability concerns, and potential cost exposure.
  • Perform site visits to evaluate existing conditions, logistics, access, and other factors that may affect pricing.
  • Develop quantity takeoffs and utilize historical cost information, current market data, subcontractor pricing, and supplier quotations.
  • Prepare and maintain bid tabs, estimate sheets, alternates, scope summaries, and other estimating documentation.
  • Solicit subcontractor and supplier pricing and ensure adequate bid coverage across all required trades.
  • Analyze and level subcontractor proposals, identify scope gaps, confirm clarifications, and recommend appropriate trade partners.
  • Prequalify subcontractors, vendors, and suppliers based on project-specific requirements.
  • Develop project pricing inclusive of general conditions, overhead, fee, insurance, taxes, bonding, and other applicable costs.
  • Coordinate closely with Operations and Project Management to evaluate schedules, construction sequencing, general conditions, logistics, and execution strategy prior to bid submission.
  • Support Design-Build and CMAR pursuits through conceptual budgets, qualifications packages, project interviews, ongoing cost development, and final contract pricing.
  • Build and maintain strong relationships with owners, architects, engineers, subcontractors, suppliers, and other project partners.
  • Ensure current drawings, revisions, and addenda are incorporated into final pricing.
  • Confirm bonding and insurance requirements are addressed prior to bid submission.
  • Prepare preliminary project schedules when required as part of a proposal.
  • Organize completed estimate documentation and provide a thorough turnover to Project Management, including scope clarifications, recommended subcontractors, buyout values, and identified areas of risk.
  • Assist Project Management with subcontractor buyout following award.
  • Participate in post-project reviews and incorporate lessons learned and actual cost information into future estimates.
  • Maintain current estimating systems, historical cost information, and subcontractor/vendor databases.
  • Stay current on construction methods, materials, technologies, and market conditions that may impact project costs
Qualifications / Requirements
  • Minimum 5 years of general contracting estimating or construction management experience required.
  • 10+ years of general contracting estimating or construction management experience strongly preferred.
  • High school diploma required.
  • Bachelor's degree in Construction Management, Engineering, or a related field preferred.
  • Strong background estimating commercial construction projects.
  • Experience with industrial, automotive, office, and/or retail construction strongly preferred.
  • Strong understanding of construction sequencing, constructability, building systems, MEP coordination, and interaction between trades.
  • Demonstrated ability to develop conceptual and detailed estimates and carry a project through final bid.
  • Experience with subcontractor solicitation, bid leveling, scope review, negotiations, and buyout.
  • Strong knowledge of estimating mathematics, including takeoffs, markups, taxes, insurance, overhead, and fee calculations.
  • Ability to analyze drawings and specifications in detail and identify scope gaps, risk, and cost implications.
  • Strong negotiation, communication, organization, and relationship-building skills.
  • Ability to work independently, prioritize multiple pursuits, and consistently meet bid deadlines.
  • Proficiency with Microsoft Word, Excel, and subcontractor bid management platforms such as BuildingConnected.
  • Experience with Timberline Estimating, P6, AutoCAD, and construction scheduling software is preferred.
  • Ability to visit active construction sites and work effectively in both office and field environments.
  • Ability to handle construction plans and materials weighing up to approximately 30 pounds.
