Job summary

Tiello LLC in Irvine, CA is seeking an experienced Senior Estimator to lead preconstruction estimating for ground-up tilt-up commercial and industrial projects. The role requires coordinating with design teams, subcontractors, and operations to develop budgets from conceptual through GMP pricing.

The successful candidate will have 7+ years with a general contractor, tilt-up experience preferred, and be based in the Irvine office five days a week with no remote option.

Qualifications

• 7+ years of estimating experience directly with a commercial general contractor.
• Direct experience estimating ground-up commercial or industrial construction.
• Tilt-up construction experience strongly preferred and will be prioritized.
• Candidates without tilt-up may be considered if they show initiative, drive and ownership with relevant ground-up estimating experience.
• Experience estimating warehouses, distribution centers, manufacturing facilities, industrial parks, or similar large-scale projects.
• Strong conceptual estimating, quantity takeoff, subcontractor buyout, and bid-leveling capabilities.
• Understanding of construction means and methods, especially concrete, structural systems, and site work.
• Established relationships with subcontractors and trade partners in Southern California.

Responsibilities

• Lead estimating efforts for ground-up tilt-up commercial and industrial projects across the preconstruction phase (conceptual to GMP).
• Prepare detailed quantity takeoffs and cost estimates.
• Analyze drawings, specs, proposals, and other project documents.
• Solicit, evaluate, and level subcontractor and supplier bids.
• Develop value-engineering options and cost-saving recommendations.
• Identify risks, scope gaps, and constructability concerns during preconstruction.
• Participate in design meetings and provide preconstruction guidance.
• Prepare bid packages, scope sheets, and estimate summaries for leadership review.
• Maintain historical cost data and current market pricing.
• Assist with budgeting, scheduling, procurement planning, and project buyout.
• Collaborate with operations teams to ensure smooth turnover.

Tiello has partnered with an established general contractor delivering large-scale ground-up commercial and industrial construction projects throughout Southern California and the Southwest. The company is seeking an experienced Senior Estimator to join its preconstruction team in Irvine, California.

Role Summary

The Senior Estimator will lead estimating efforts for ground-up tilt-up commercial and industrial construction projects. This individual will manage estimates from early conceptual budgeting through GMP and final pricing while partnering with subcontractors, design teams, project executives, and operations.

The successful candidate must have direct estimating experience with a general contractor and a proven background estimating ground-up commercial or industrial projects. Tilt-up experience is strongly preferred. An exceptional candidate without direct tilt-up experience may be considered if they demonstrate a high level of initiative, drive, and ownership.

This position is based in the Irvine office five days per week. There is currently no remote or hybrid option.

• Experience estimating warehouses, distribution centers, manufacturing facilities, industrial parks, or comparable large-scale projects.
• Strong conceptual estimating, quantity takeoff, subcontractor buyout, and bid-leveling capabilities.
• Strong understanding of construction means and methods, particularly concrete, structural systems, and site work.
• Established relationships with subcontractors and trade partners throughout the Southern California market.
• Ability to read and interpret architectural, structural, civil, and MEP drawings.
• Proficiency with Bluebeam, On-Screen Takeoff, BuildingConnected, Procore, and Microsoft Office.
• Strong communication, organization, and relationship-building skills.
• Bachelor’s degree in Construction Management, Engineering, Architecture, or a related discipline is preferred.
• Must be able to work in the Irvine office five days per week. This role is not currently remote or hybrid.
• Candidates must have direct general-contractor estimating experience. Residential, multifamily, tenant-improvement, civil, and specialty-subcontractor-only backgrounds will not meet the requirements for this position.
