Job summary

Nautilus Homes, a premier Florida luxury home builder, seeks an experienced Senior Estimator to lead the estimating and procurement process from early design through project buyout in Sarasota.

You'll collaborate with project managers, architects, and trade partners to transform design concepts into accurate budgets, competitive bids, and successful construction. The role supports ongoing luxury projects and regional expansion.

Qualifications

• Five+ years of estimating, preconstruction, procurement, or project management experience.
• Experience in luxury custom homes or high-end residential construction.
• Strong understanding of residential construction methods, sequencing, and estimating practices.
• Ability to read and interpret architectural drawings and construction documents.
• Experience managing subcontractor bidding and procurement.
• Highly organized with the ability to manage multiple projects.
• Florida residential construction knowledge and permitting requirements.
• Valid driver's license and ability to travel locally as needed.

Responsibilities

• Lead the estimating and procurement process from early design through project buyout.
• Prepare conceptual budgets, design-phase estimates, and final control estimates.
• Review drawings and specs for scope, constructability, and pricing opportunities.
• Develop baseline project schedules to support estimating and planning.
• Prepare and distribute bid packages to subcontractors and suppliers.
• Analyze subcontractor proposals and prepare award recommendations.
• Support Project Managers through procurement, buyout, and subcontract preparation.
• Price change orders and provide estimating support throughout construction.
• Maintain historical cost data to improve future estimating accuracy.
• Build strong relationships with subcontractors and suppliers in the region.

Working alongside Project Managers, architects, and trade partners, you'll help transform design concepts into accurate budgets, competitive bids, and successful construction projects.

What You'll Do

As Senior Estimator, you'll lead the estimating and procurement process from early design through project buyout.

Your Responsibilities Include

• Prepare conceptual budgets, design-phase estimates, and final control estimates
• Review construction drawings and specifications for scope, constructability, and pricing opportunities
• Develop baseline project schedules to support estimating and planning
• Prepare and distribute bid packages to subcontractors and suppliers
• Analyze and level subcontractor proposals while preparing award recommendations
• Support Project Managers through procurement, buyout, and subcontract preparation
• Price change orders and provide estimating support throughout construction
• Maintain historical cost data to improve future estimating accuracy
• Build strong relationships with subcontractors and suppliers throughout the region

What We're Looking For

• 5+ years of estimating, preconstruction, procurement, or project management experience
• Experience in luxury custom homes or high-end residential construction preferred
• Strong understanding of residential construction methods, sequencing, and estimating practices
• Ability to read and interpret architectural drawings and construction documents
• Experience managing subcontractor bidding and procurement
• Highly organized with the ability to manage multiple projects simultaneously
• Proficiency with Procore, Microsoft Excel, and construction estimating software
• Working knowledge of Florida residential construction and permitting requirements
• Valid driver's license and ability to travel locally as needed
