Job summary

Senior Estimator
Job Summary:

The Senior Estimator is responsible for the overall project estimate while providing leadership, training, and mentoring for their team under the Preconstruction Manager. Works with clients, architects/engineers, subcontractors/ suppliers to plan cost factors for building projects; analyzes construction documents, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for projects by performing the following duties.

Job Responsibilities:
Project Acquisition
  • Supports Business Development in project acquisition including pre-planning, budgeting, and interviewing for requests for proposals.
  • Attend pre-proposal meetings and perform site visits as required to assist in the preparation of requests for proposals.
Preconstruction Development
  • Consults with clients, architects, subcontractors, and material suppliers to discuss and formulate estimates, effect cost reductions, and resolve issues.
  • Effectively runs preconstruction meetings, charrettes, or workshops as necessary.
  • Has the ability to manage and track multiple preconstruction projects at once.
  • Creates, maintains, and manages the preconstruction / design schedule for projects.
  • Presents and explain project budgets to clients, designers, and operations teams as necessary.
  • Assures that the project team acts with integrity and employs ethical behavior during all stages of the estimating process.
Preconstruction Coordination
  • Prepares estimates with the proper level of detail for all design stages: Conceptual, Schematic Design, Design Development and Construction Documents.
  • Assists the preconstruction manager in managing the estimating team in the assembly and submission of bids.
  • Utilizes proficiency in basic estimating techniques for CSI divisions 2-14, and 31-33 to assemble estimates and train estimators assigned to assist them in the preparation of estimates and bids.
  • Assists with system analysis of building components and MEP Systems.
  • Has the ability to manage the estimate and coordination of MEP systems on smaller projects.
  • Prepares quantity take-offs and estimates costs of materials, labor, and use of equipment required to fulfill all provisions of the contract.
  • Appropriately fills scope gaps with their own estimate or infill from other subcontractors and suppliers.
  • Studies specifications to assist the operations team in planning procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction.
  • Helps lead the Pursue, Plan, & Execute (PP&E) Process with the operations team throughout preconstruction in reviewing plans and specifications for constructability issues and determining general requirements on the project.
  • Reviews design documents for proper information to receive accurate pricing from subcontractors and suppliers and generate acceptable value engineering ideas.
  • Coordinates project requirements with the self-perform estimating team in determining the proper trades to pursue with Haselden’s own forces and assures that the estimates are created with input from the operations team as to production rates, manpower availability and general requirements.
  • Assures that self-performed estimates comply with the requirements of the overall construction contract with the Owner.
  • Works with the Preconstruction Manager in the creation of all final estimates to be given to the operations and accounting team for the creation of the project budgets.
  • Provides budget trending (also called value engineering) and properly coordinates and prices.
Subcontracting and Buy-Out
  • Manages the subcontractor solicitation process with Pantera or other solicitation programs as may be utilized and assures that the proper team members are part of the approval process for all bid lists.
  • Ensures that proper bid coverage is achieved for each scope of work including meeting or exceeding any owner contract requirements (i.e. minimum number of bids per trade).
  • I understand how to create proper bid packages and work with the design team on the information required in each package to ensure complete bids and give the field team the right information needed to start construction or maintain the project schedule.
  • Assist in the subcontractor prequalification process and ensure that awarded subcontractors have the proper experience and financial capabilities to perform on the project.
  • Supervises and/or creates the general instructions to bidders (and specific instructions as applicable) and required bid forms.
  • Reviews subcontractor and supplier bids for conformity to contract requirements and determines acceptable bids.
  • Administers buy-out process for all projects and hands off to the Operations Team including negotiating and awarding of subcontracts, writing of subcontract scope exhibits, and setting the Operations Teams up for success through proper and complete buy-out.
Department Advancement
  • Assists with maintaining the estimating cost database to ensure costs are up to date.
  • Mentors and trains Project Estimators, Estimators, and Preconstruction Engineers in preconstruction processes and systems.
Industry Relationships
  • Helps maintain relationships with existing subcontractors and create new relationships for mutual benefit.
  • Participates in industry organization events.
  • Fosters and maintain relationships with Owners and Design teams.
Job Requirements:

  • B.S. degree in Civil or Architectural Engineering, Construction or 3 or more years related experience, or equivalent combination of education and experience.
  • Minimum 5-7 years’ experience estimating.
  • Previous General Contractor experience required.
  • Ability to read, analyze, and interpret technical procedures or governmental regulations.
  • Ability to write reports and business correspondence.
  • Ability to effectively present technical information and respond to questions from managers, clients, and vendors.
  • Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.
  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • The ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Ability to read and analyze construction documents for commercial construction projects. Intermediate-level computer skills including knowledge of spreadsheet programs and package estimating systems.
  • Ability to complete CM/GC, CMaR, and Design Build projects and large, complex competitive bid projects.
  • Independent sales strengths for presentations and projects pursuits.
  • History of successfully working internally with the operational team and externally with Owners, Architects/Engineers, and subcontractors.
