Job summary

Keiter Builders seeks an experienced Estimator to produce accurate project estimates from plans and specs for commercial and industrial work. You will lead take-offs, labor calculations, and subcontractor input under the Director of Preconstruction.

You will review drawings, specs, and reports, solicit bids, analyze costs, and develop competitive budgets. The role requires 5+ years in preconstruction/estimating and strong proficiency with estimating software, especially Procore.

Qualifications

  • 5+ years of preconstruction/estimating experience.
  • Bachelor’s degree in construction management or related field preferred.
  • Strong math, blueprint reading, and attention to detail.
  • Proficient with estimating software; experience with Procore preferred.

Responsibilities

  • Follow approved estimating practices to produce comprehensive estimates.
  • Review project docs including specs and drawings.
  • Develop budgets with take-offs, labor calculations, and subcontractor input.
  • Calculate total project costs and flag budget deviations.
  • Solicit and review bids for conformance to project specs and cost.
  • Maintain relationships with subcontractors and vendors.
  • Bid and proposal preparation; ensure bid documents are complete before client submission.
  • Participate in site walkthroughs with potential subs/vendors.
  • Complete de-scoping of vendor/subcontractor proposals.

Job description

The Estimator is accountable for producing accurate estimates that align with project specifications and drawings, and managing bids from vendors and subcontractors. Under the guidance of the Director of Preconstruction, the Estimator is responsible for analyzing project plans, specifications, and requirements to accurately estimate the costs of construction projects. This role involves determining the quantities and costs of materials, labor, equipment, and other resources necessary to complete competitive project budgets. The Estimator collaborates closely with project managers, architects, engineers, and subcontractors to ensure accurate estimates that align with project goals and timelines.
RESPONSIBILITIES:
  • Follow approved estimating practices consistent with company guidelines to produce comprehensive, accurate estimates that lead to successful projects
  • Review project documents, including but not limited to specifications, drawings, and technical reports
  • Develop a thorough, accurate budget and plan for the project with take-offs, install, labor calculations, and subcontractor support based on contract documents
  • Calculate the total cost of projects and keep clients aware of any budget deviations
  • Cost Analysis
  • Identify labor, material, subcontractor, and time requirements
  • Solicit, review, and analyze bids for conformance to project specifications, price, material quality, and related items
  • Make sure all cost estimates submitted by a subcontractor are within the estimate provided and have been properly documented
  • Discuss and resolve any questions with the subcontractor before submission of the final estimate
  • Develop and maintain relationships with subcontractors and vendors
  • Solicit vendors and subcontractor bids for assigned projects to obtain comparative and competitive quotations for materials and subcontracted services
  • Participate in project site walkthroughs with potential subcontractors and vendors
  • Complete a thorough de‑scoping of vendor and subcontractor proposals

  • Ensure that all bid/estimate documents are filled in completely and accurately before submission to the client
QUALIFICATIONS

Certifications/Skills

  • Extensive estimating knowledge in commercial, industrial , and self performance construction
  • Thorough understanding of construction costs, scheduling, purchasing, accounting, and engineering principles
  • Strong math skills and the ability to read blueprints
  • Extreme attention to detail is required
  • Must be able to create accurate estimates to be submitted to the client
  • Valid driver’s license

Education

  • Bachelor’s degree in construction management or related field preferred

Experience

  • 5 plus years of preconstruction/estimating experience
  • Strong computer skills and experience with estimating software
  • Strong preference for experience with Procore construction management software
