Job summary

Gilbane Development Company seeks a Director of Leasing & Revenue to lead national leasing strategy, revenue performance, and market positioning across our residential platform. This senior role bridges asset management, leasing operations, marketing, development, and investment strategy, focusing on new development lease-ups and Year 1 performance outcomes.

Qualifications

• 10+ years of experience in leasing, revenue management, asset management, or related real estate functions.
• Proven ability to guide leasing and revenue across multiple assets, including new development lease-ups.
• Deep understanding of leasing strategy, pricing, concessions, market conditions, and performance.
• Experience directing third-party operators to align with ownership strategy.
• Strong analytical and market research skills with data-driven decision making.

Responsibilities

• Set leasing strategy for new development deliveries, including velocity, occupancy, rent, concessions, and revenue targets.
• Lead analysis of rent performance against budgets and market trends; adjust plans as needed.
• Evaluate marketing effectiveness and campaigns; align spend with revenue objectives.
• Partner with asset managers to develop annual rental income budgets and revisions.
• Provide portfolio-level reporting and presentations to senior leadership and investors.
• Coach and develop the leasing & revenue team and establish clear KPIs.
