Job summary

Hines seeks a Senior Director – Development (Land) to lead residential land and lot development in the Pacific Northwest, focusing on Washington and Oregon. You will oversee feasibility, underwriting, entitlements, design, financing, marketing, construction and dispositions through finished lots.

Bring 6+ years in real estate, advanced financial modeling, and strong leadership to drive projects, budgets, and investor relations.

Qualifications

• Bachelor’s degree (MBA preferred) from an accredited institution.
• 6+ years of direct real estate experience including land acquisition and development management.
• Experience leading entitlement, zoning, permitting, and development approvals.
• Strong financial modeling, underwriting, and analytical capabilities.
• Ability to create complex Excel models and perform detailed financial analysis.
• Negotiation skills in land acquisitions, purchase and sale agreements, financing, and development contracts.
• Excellent verbal, written, and presentation communication skills.
• Ability to manage multiple projects with aggressive schedules; strong leadership and collaboration.

Responsibilities

• Lead broad aspects of project development in partnership with local leadership, including feasibility, finance, zoning/land use, design, construction, and dispositions.
• Source, underwrite, evaluate, structure, and execute new land development and acquisition opportunities.
• Prepare and present investment committee packages and internal documents for senior management review.
• Support project equity, debt, and financing activities, manage investor and lender relationships and reporting.
• Assemble and manage the development project team; manage project budgets and financial models.
• Serve as Owner's Representative and coordinate information flow among stakeholders.
