Job summary

Comunilife Inc. seeks a Director of Design and Construction to lead design, construction, and capital improvements across its growing real estate portfolio in New York City.

You will supervise contractors, consultants, and staff to deliver projects on time and within budget, coordinating with senior leadership and lenders. The role requires a minimum of 7 years in architecture or construction and a degree in a related field.

Qualifications

• Minimum of 7 years of work experience in architecture or construction
• Degree in architecture, engineering or construction-related field is required
• Residential projects in New York City preferred

Responsibilities

• Collaborate with senior Real Estate Development staff to select consultants and contractors
• Manage contracts throughout predevelopment and construction phases
• Review Architect and General Construction contracts and provide comment
• Review design sets, cost estimates, and due diligence items for constructability and budget
• Oversee construction timelines, cost estimates, and on-time milestone delivery
• Represent Comunilife in design meetings with joint venture partners during predevelopment
• Determine scope of renovations and organize design reviews with senior leadership
• Set construction phasing to minimize tenant disturbance in occupied renovations
• Visit construction sites weekly to monitor progress and quality
• Attend construction meetings and manage lender/architect relationships
• Review monthly construction requisitions and negotiate change orders
• Manage MWBE compliance and local hiring during construction
• Oversee turnover of buildings to Comunilife Facilities and finalize maintenance contracts
• Implement a records management SOP for construction documents
• Set portfolio-wide sustainability goals for green buildings and energy retrofits
• Develop and maintain Comunilife design specifications

Education

Bachelor-level degree in architecture, engineering or construction-related field
