Dalian Development in Washington, DC seeks a Director of Construction to lead the design and construction execution of multifamily and mixed-use projects across its national portfolio. You will oversee from design coordination through turnover, collaborating with senior leadership, architects, engineers, and trade partners to ensure quality and on-time delivery.

Qualifications

• Bachelor’s degree in Architecture, Engineering, Construction Management, Real Estate, or related field.
• 10+ years in owner’s rep, architecture, construction management, or development management.
• Strong knowledge of multifamily building systems and code compliance.
• Procore, Bluebeam, and Excel proficiency for project management, document reviews, and cost tracking.
• Strong communication, coordination, and problem-solving abilities; willingness to travel 20%+.

Responsibilities

• Manage architects, engineers, consultants, and GCs as Owner’s Representative.
• Oversee design development, drawing reviews, and constructability evaluations.
• Maintain budgets, forecasts, cost controls, and change management.
• Track schedules, milestones, and critical path progress.
• Lead OAC meetings and coordinate all project communications.
• Conduct site visits to evaluate progress, quality, and compliance.
• Manage permitting and jurisdictional coordination as needed.
• Provide cost, schedule, and constructability inputs for feasibility and underwriting.
• Support due diligence (survey, environmental, geotech, zoning, market studies).
• Assist with lender reporting, draw requests, and investor updates.
• Collaborate on unit layouts, amenities, and operational considerations.
• Participate in pre-turnover and lease-up coordination.
