Job summary

Brightview Senior Living, LLC is seeking a Senior Project Director in Baltimore, MD, in a hybrid office role. You will oversee planning, design, construction, turnover, and warranty for multiple Brightview communities, ensuring on-time delivery and adherence to Brightview standards.

You will mentor Project Directors, manage large $75M+ projects, and negotiate complex contracts while maintaining strong stakeholder relationships in a fast-paced environment.

Qualifications

• Bachelor’s degree in construction management, engineering, architecture, real estate development, or related field.
• 10+ years of progressively responsible experience managing complex ground-up development and construction projects.
• Experience managing multiple $75M+ projects simultaneously through full lifecycle.
• Experience negotiating and administering complex contracts and project closeout procedures.
• Experience managing large development budgets and portfolio-level financial oversight.
• Strong written and verbal communication, stakeholder management.
• Proficiency with project management software including Procore and MS Office.

Responsibilities

• Oversee planning, design, construction, transition, warranty administration, and long-term performance of multiple Brightview communities.
• Lead negotiations, documentation, and administration of consultant, contractor, and partner agreements.
• Review contractor requests, change orders, cost proposals, CPM schedules, and delay claims.
• Monitor budget-to-actual performance and provide forecasts for internal and external stakeholders.
• Identify and mitigate risks across budgets, schedules, design, and regulatory compliance.
• Mentor Project Directors and drive process improvements across the Design and Construction team.
• Apply Brightview development lifecycle knowledge from land acquisition through long-term support.
