Job summary

1823 Partners is seeking a highly analytical Sr Associate to join the Real Estate Investing team in Miami. The role focuses on underwriting, financial modeling, due diligence, and portfolio monitoring of commercial real estate debt investments across the U.S.

and all asset classes. You will develop Excel-based models (Argus where applicable), prepare investment memoranda for the Investment Committee, and support deal structuring and closing with cross-functional teams.

Qualifications

• 2–4 years of real estate investment, credit/debt, or investment banking experience.
• Advanced Excel modeling and scenario analysis; Argus Enterprise desirable.
• Strong PowerPoint skills for creating investment committee materials.
• Excellent analytical, quantitative, organizational, and communication abilities.
• Able to manage multiple priorities in a fast-paced environment.

Responsibilities

• Drive underwriting, modeling and Investment Committee presentations.
• Develop, optimize and maintain Excel-based financial models (including Argus where applicable) to evaluate acquisitions, construction financing, transitional loans, stretch seniors, mezzanine, and distressed opportunities.
• Conduct in-depth market research, secure and validate borrower/broker documentation, perform site visits, and deliver actionable intelligence on demographic trends, supply/demand dynamics, and competitive positioning.
• Prepare high-quality investment memoranda, present findings to the investment committee, and support deal structuring, negotiation, and closing in coordination with legal and cross-functional teams.
• Monitor asset and portfolio performance, track construction draws/budgets/timelines, prepare quarterly/annual reporting, and provide value-add recommendations.
