Industrial Air, a Limbach company, is seeking a Senior Project Manager to lead construction execution for mission-critical building systems. You will manage client relationships, coordinate with subcontractors, and ensure compliance with contract terms to deliver projects on time and on budget.

Based in Raleigh, NC, this role requires 5+ years in construction, a solid understanding of codes, OSHA 30, and travel up to 40%.

Qualifications

• Bachelor's degree in a construction-related field or equivalent.
• 5+ years of industry-specific experience.
• In-depth knowledge of federal, state, and local building codes and construction laws.
• Demonstrated collaboration, communication, and negotiation skills.
• Strong analytical/problem-solving and attention to detail.
• Ability to manage competing priorities in a fast-paced environment.
• OSHA 30-hour Construction Training Course completed.
• Valid driver's license and compliant driving record.
• Ability to travel up to 40% of the time.

Responsibilities

• Establishes and implements a project management information control system to govern the project lifecycle.
• Manages all aspects of the customer relationship to secure future repeat business.
• Protects the Company's interests via thorough documentation and timely communication with customers, subcontractors, vendors, and internal parties.
• Breaks down cost estimates into manageable, measurable segments for cost projections.
• Issues purchase orders to equipment providers and material suppliers per guidelines.
• Develops a detailed scope of work for subcontractors.
• Identifies cost impacts from changes to scope and schedule.
• Pursues compensation for impacts in line with contract terms to maximize profitability.
• Facilitates labor planning and manpower loading, and tracks productivity.
• Forecasts costs, revenue, and gross profit monthly for stakeholders.
• Monitors project cash flow to maintain positive bottom line via scheduling of values, billing, and collections.
• Oversees engineering/commissioning resources and subcontractor work.
• Manages job completion, final acceptance, and warranty period to ensure customer satisfaction.
