JRM Construction Management is seeking a Project Manager to lead complex interior commercial projects in New Jersey. You will steer project teams, manage schedules, and maintain client relationships to ensure on-time, on-budget delivery.

Qualifications

• Three years of relevant experience in interior, high-end commercial general contracting.
• Proven record of managing complex projects in occupied spaces.
• Strong client relations skills and a collaborative disposition.
• Ability to read and interpret commercial construction plans and specifications.
• 10-Hour OSHA Certification is a plus but not required.
• 4-Hour Scaffold User Certification is a plus but not required.

Responsibilities

• Oversee the efforts of all project activities and personnel.
• Coordinate with Estimating Department to formulate award schedule for trades during pre-construction.
• Review project documents including drawings, specs, contracts, scope of work, and construction schedule.
• Coordinate and facilitate internal and client kickoff meetings.
• Prepare and issue project documents including progress reports and schedule updates.
• Initiate periodic meetings to ensure coordination between disciplines.
• Forecast and track labor, managerial and material costs.
• Perform project status reviews by monitoring schedule and submittals/RFI logs.
• Monitor changes to budget/schedule; advise client and negotiate changes in fee.
• Manage project budget and track expenses; provide finance reporting.
• Ensure timely invoicing and monitor receivables; manage subcontractor pay schedules.
• Ensure subcontractors provide COIs meeting contract requirements prior to mobilization.
• Ensure punchlist completion and DOB sign-off.
• Organize and deliver project close-out/As-Built documents.
