The role involves estimating support, negotiating primes and subcontracts, developing PMP, coordinating procurement, and ensuring on-time, on-budget delivery while maintaining client relations.

Qualifications

• Bachelor’s degree in civil engineering, construction management or related field, or the equivalent education and experience.
• Minimum of eight years project management experience in Mission Critical construction projects.
• Has experience in demonstrating strong ability to manage complex projects.
• Effective working as a team member and knows how to delegate to other team members to achieve organizational and customer goals.
• Skilled at making verbal and written presentations and communications with others.
• Understands estimating concepts to verify bids, market rates, and process change orders.
• Understands contractual language and concepts to protect the company while providing quality service.
• Understands building codes and plans, blueprints, and specifications.
• Excellent written and oral communication skills; resolves issues with co-workers, owners, and subcontractors.
• Excellent negotiation skills and at least one year experience in negotiating contracts.
• Excellent understanding and ability to apply building codes and design requirements.
• Has integrity and delivers predictable outcomes to internal and external customers.

Responsibilities

• Supervises Project Teams, providing advice and counsel regarding project management techniques and adherence to plan specifications.
• Directly responsible for projected costs and profits for each assigned project.
• Assists in the preparation of estimates for the project.
• Actively participates in negotiating a project’s prime contract; prepares project budget.
• Leads the project team in preparing the Project Management Plan (PMP).
• Participates in value engineering services as appropriate.
• Organizes and holds pre-construction planning and pre-mob meetings.
• Participates in the successful negotiation of all project subcontracts; obtaining permits and regulatory compliance.
• Prepares a project schedule and milestones with the Project Superintendent.
• Obtains and reviews Contract Documents for completeness and consistency.
• Plans the successful execution of the construction contract.
• Manages project materials and equipment procurement within budget and schedule.
• Regularly visits the project site with the Project Superintendent & Project Manager to monitor performance.
• Negotiates owner and subcontractor change orders and manages cost/profit impact.
• Controls payment of job costs with the job cost accountant; handles lien releases.
• Coordinates final close out procedures including as-built drawings, punch lists, final billing, permits, and warranties.
• Holds post completion project review and provides data to Estimating & Marketing.
• Participates in the 11-month warranty walk-through and maintains owner relations.
