Job summary

HPM is seeking a Senior Project Manager to lead complex client accounts, coordinating with clients, property and facility management teams, and PM staff. The role focuses on monitoring services and ensuring successful execution of client contracts for project management and tenant improvement consulting, with travel up to 20%.

Ideal candidates bring extensive Owner-side experience, strong budgeting and scheduling skills, and proficiency with industry tools.

Qualifications

• Bachelor's Degree in Interior Design or Architecture or related field.
• Minimum 15 years of experience with significant Owner-side project experience.
• Advanced knowledge of budgeting, accounting and procurement for construction projects.
• Proficiency in MS Office and scheduling software such as SureTrak, Primavera P6, Procore, Revit, VICO, or equivalent.
• LEED AP or CCM preferred.
• Valid Driver's License required.

Responsibilities

• Establish profitability goals and strategies to achieve them; manage internal costs to ensure profitability.
• Manage and administrate Owner contracts, identify and manage risks daily.
• Prepare and coordinate project reports and drawing reviews for all project phases.
• Participate in marketing efforts and group sales planning for new opportunities.
• Oversee setup and administration of all business plans, estimate adjustments, cost control and reporting.
• Chair and schedule meetings, develop master budgets and timelines for each project phase.
• Assist with pre-qualification for bidders, develop RFPs/RFQs, aid owner in selecting delivery method.
• Oversee change management; analyze and recommend design changes and change orders before owner review.
• Direct participation in marketing and presentation of services to clients.
• Review requisitions, change orders and invoices; advise owner.
• Report major problems with recommendations to owner.
• Oversee projects through close out; ensure schedules, submittals and documentation are tracked; provide weekly/monthly reports.
• Assist with development and review of all cost estimates; monitor design-stage estimates.
• Oversee work of assistant project managers and contribute to training of staff.
• Prepare and submit monthly status reports and cost projections; ensure coding accuracy on invoices.
