Job summary

Overwatch is seeking a Senior Construction Project Manager to lead complex, ground-up projects on-site in California. You will oversee design, planning, and execution, coordinating with engineers, inspectors, and design professionals to ensure timely, within-budget delivery.

The ideal candidate has 15+ years of construction management experience, including major capital projects, and a strong track record in delivering large-scale campus developments.

Qualifications

• 15+ years of construction management experience, including major capital projects.
• Ground-up construction experience is a plus.
• Institutional/Higher Ed experience preferred.
• CSU experience is a plus but not required.
• Ability to supervise project team.
• CMAR experience a plus.
• Extensive knowledge of construction practices, techniques, and materials.
• Proven track record of delivering large-scale projects on time and within budget.
• Strong leadership and management skills; ability to lead cross-functional project teams.
• Excellent communication and negotiation skills.
• Ability to work independently, prioritize tasks, and meet deadlines.
• Detail-oriented and highly organized.

Responsibilities

• Provide on-site day-to-day construction administration.
• Manage and coordinate project staff; project engineer, inspector(s) of record, etc.
• Provide coordination and communication between the construction administrator, the contractor, the campus, the inspectors, and the design professional.
• Monitor design professional submittal log to assure timely approvals and resubmittals.
• Document and keep all contract data and prepare reports for the construction administrator.
• Review all contract documents and ensure CSU procedures are used; recommend revisions as needed.
• Monitor overall budget and schedule; advise on trends affecting completion and cost.
• Attend weekly and special construction meetings to evaluate progress, quality, budget, and action items.
• Review and coordinate services provided by testing and inspection firms; review invoices for final approval.
• Evaluate proposed contract changes and participate in negotiations to resolve disputes.
• Maintain change order and allowance logs; reconcile costs with payments and contingencies.
• Coordinate inspection, final acceptance and occupancy scheduling; project closeout tasks.
• Monitor daily diaries and generate weekly/monthly progress reports.
