Job summary

Smartsearchonline is seeking a Senior Project Manager in Bellflower, CA to lead complex construction projects from preconstruction through closeout. The role collaborates with executives, operations, and field teams to deliver ground-up, tenant improvements, and multi-phase developments.

The ideal candidate has 10+ years in commercial construction with strong financial, scheduling, and contract management skills.

Qualifications

10+ years of progressive project management experience in commercial construction.
Experience leading ground-up, TI, and multi-phase projects.
Strong financial, contractual, and scheduling expertise.

Responsibilities

Lead projects from preconstruction through construction, commissioning, and closeout.
Develop and manage project schedules, manpower plans, procurement strategies, and critical-path workflows.
Oversee contract administration, scope alignment, document control, RFIs, submittals, and change management.
Manage subcontractor onboarding, coordination, progress, and performance.
Run OAC meetings, trade coordination meetings, and internal project reviews.
Ensure drawings and specifications are followed and that field execution meets quality standards.
Build, manage, and update project budgets, forecasts, and cash flow.
