Job summary

Peak Living is seeking a qualified Community Manager with tax credit experience to join our team. The Community Manager will support all aspects of community operations under the Regional Manager, supervising associates and ensuring compliance with LIHTC requirements.

Responsibilities include leasing, marketing, rent collection, budgeting, reporting, and resident engagement to maximize occupancy and retention. A strong English communicator with relevant certifications is preferred.

Qualifications

• Minimum 3 years as onsite Community Manager or Assistant in multi-family housing or similar.
• High school diploma or equivalent required.
• CAM or ARM certification preferred.
• Housing Credit Certified Professional (HCCP) designation preferred (LIHTC).
• Certified Occupancy Specialist (COS) designation preferred (Section 8).
• 1 year of LIHTC experience.
• Valid driver’s license.
• Ability to communicate in English.

Responsibilities

• Supervise all community associates.
• Ensure that the property follows all tax credit requirements.
• Support and participate in fulfilling customer service and leasing standards.
• Respond to resident requests promptly and courteously and provide solutions to resolve issues.
• Direct all marketing efforts.
• Prepare paperwork for new and renewal leases.
• Determine renewal rates and deliver renewal letters to secure renewals.
• Recommend rental rate adjustments or concessions to increase rental activity.
• Review resident files and accounting records to identify unpaid balances and collection actions.
• Prepare weekly and monthly reports, 3-day demands, delinquencies and related records.
• Direct organization of resident activities, newsletters and retention programs.
• Identify areas for improvement and boost efficiency and profitability.
• Research and compare competition to align rates and concessions with market conditions.
• Collect, post, and deposit rents and other income daily.
• Lead budgeting for occupancy, collections and expenses.
