Job summary

Shulman Rogers seeks a Senior Title Attorney with 7–10 years of real estate law experience to handle title, survey, and closing matters for commercial transactions across Maryland, Virginia, and Washington, DC. This attorney will advise developers, lenders, investors, and families, ensuring sound legal judgment and efficient closings.

Qualifications

• J.D. from an accredited law school.
• Active bar membership in MD/DC; VA a plus.
• Valid Title Insurance Producer License in MD, VA, and DC.
• 7–10 years of real estate law experience, including title, survey, and closing work.
• Knowledge of commercial title insurance, endorsements, escrow procedures, easements, land records, and closing practices.

Responsibilities

• Review title commitments, exception documents, surveys, easements, restrictions, covenants, and other recorded instruments.
• Identify title defects and negotiate resolutions, endorsements, indemnities, escrows, and other risk-management measures.
• Manage due diligence and closings for acquisitions, dispositions, development projects, and financings.
• Underwrite and coordinate title insurance and escrow matters.
• Advise clients on local title practices, transfer and recordation taxes, entity considerations, and closing requirements.
• Draft and negotiate purchase and sale agreements, loan documents, easement agreements, development agreements, operating agreements, and related documents.
