Job summary

David Nice Builders is seeking a Commercial Construction Project Manager to own the full lifecycle of commercial projects, from pre-construction through closeout. This role blends office work with on-site travel to jobsites and client meetings, requiring strong organization, judgment under pressure, and the ability to coordinate a multi-disciplinary team.

You will lead bid reviews, contract understanding, scheduling, safety plans, and closeout activities while partnering with estimators,

Qualifications

• 5+ years of construction management experience on commercial projects.
• Ability to manage multiple concurrent projects in the $500K–$15MM range.
• Maintains composure and sound judgment under pressure.
• Strong budget management, cost tracking, change orders, and scope defense.
• Excellent written and verbal communication with clients, subs, and field teams.
• Procore and Vista experience is a strong plus; proficient with MS Office, Excel, and MS Project.

Responsibilities

• Estimate and pre-construction duties, review plans, and ensure subcontractor coverage.
• Translate contracts into clear subcontract scopes with inclusions/exclusions.
• Lead internal startup, coordinate permitting, verify insurances, and plan set alignment.
• Build and maintain the project schedule with MS Project and weekly updates.
• Support the superintendent, maintain daily reporting and field-office alignment.
• Write contracts, issue early long-lead purchase orders, and manage buyout to budget.
• Review budgets daily, manage RFIs/submittals/change orders, and lead meetings.
• Closeout the project with Client Services Manager and PM Assistant within 45 days.
