Job summary

Citi is seeking a Central VP Asset Manager to lead portfolio management for 125+ retail bank branches across the USBN region, coordinating with RES functions to align with Citi's real estate goals. The role spans cost-control, reporting, risk mitigation, and client-focused space delivery.

The position requires broad real estate knowledge, finance acumen, and open to quarterly travel to Illinois and Florida; based in Chicago with full-time hours.

Qualifications

• 4-10 years relevant experience
• Comprehensive knowledge of building systems
• Broad knowledge of real estate disciplines (architecture, construction, space planning, engineering)
• Knowledge of finance principles to manage the P&L of assets
• Knowledge of real estate law and related documents (leases, contracts, deeds)
• Assessment, planning and work organization skills

Responsibilities

• Oversight of outsourced facilities personnel to ensure retail facilities are Safe, Productive, Appealing, and Cost-Effective ('SPACE'). Perform quarterly audit inspections and monitor KPIs.
• Oversight of outsourced facilities project management to ensure infrastructure and interior improvement projects are delivered timely and cost-effectively.
• Partner with Transactions Management and Design & Construction to sustain business continuity and deliver spaces; support strategic portfolio deliverables.
• Strategic optimization of portfolio expenses and capital expenditure.
• Serve as main point of contact to landlords and property managers for escalations and leasehold obligations.
• Review and approve non-recurring leasehold charges such as CAM reconciliations, property taxes, sundry charges, etc.
• Contribute to reporting and analyses, presentations, financial document preparation, and ad-hoc deliveries.
• Review and approve capital budgets to support strategic programs and projects.
• Conduct regular financial reviews of budgeted vs actual expenses to identify outliers and cost-reduction opportunities.
• Develop understanding of cost pools and categorize expenses accordingly.
• Ensure compliance with Citi RES Operating policies, Health and Environmental standards, and local regulations.
• Actively manage and mitigate operational, financial, and reputational risk to Citi.
• Serve as key liaison for all real estate activities with internal stakeholders; perform regular site visits and travel as required.
• Exhibit client-centric mindset to manage needs and exceed expectations.
• Lead by example with integrity, empathy, and work ethic; deliver results timely and consistently.
