Job summary

AmeriPharma is seeking a Building Engineer Supervisor to oversee daily operations, maintenance, and safety for two commercial properties in Laguna Hills and Orange, CA. This on-site, 1099 contractor role combines hands-on engineering work (75%) with supervising vendors and staff (25%), emphasizing HVAC, plumbing, and electrical systems.

Ideal candidates have 5+ years in building maintenance and strong experience with Metasys or similar BAS.

Qualifications

5+ years of hands-on experience in commercial building or facilities maintenance.
Pneumatic thermostat systems knowledge and experience.
Building Automation Systems knowledge (Johnson Controls Metasys a plus).
Hold a current and valid CA driver’s license and reliable transportation; mileage reimbursement eligible.
Clean DMV report for past 3 years.
Experience using PPE and handling hazardous materials (HAZMAT).
Ability to read and interpret schematics, blueprints, and equipment manuals.
Proven troubleshooting and diagnostic skills across mechanical, electrical, and plumbing systems.
Maintaining comprehensive maintenance logs and vendor service records.
Physically able to perform maintenance duties (lifting up to 50 lbs, ladders, roofs).
Certifications: HVAC license, EPA Universal, or boiler operator licenses.

Responsibilities

Plan, organize and review maintenance personnel work and make recommendations.
Coordinate activities with personnel and vendors.
Train, counsel and evaluate performance of maintenance staff.
Conduct daily walk-throughs and inspections of both properties.
Inspect sprinkler, mechanical and elevator rooms for leaks and safety.
Test emergency systems and accessibility devices.
Monitor and adjust HVAC systems for proper performance.
Inspect roofs, drains, restrooms, lobbies, water features for cleanliness and function.
Address maintenance issues promptly to maintain safe environments.
Coordinate and supervise external vendors (HVAC, electrical, plumbing, janitorial, landscaping, elevator).
Ensure vendor work is documented and compliant; maintain vendor calendar.
