The ideal candidate has 10+ years in high‑rise environments, strong HVAC/electrical/plumbing expertise, and proven leadership in supervising staff and coordinating with tenants and management. Occasional travel may be required.

Qualifications

• Ten years of hands‑on experience in high‑rise commercial buildings.
• Experience leading and training maintenance teams, with performance oversight.
• Experience scheduling, tracking, and documenting preventative maintenance and inspections.

Responsibilities

• Oversee all major building systems: fire suppression, HVAC, boilers, electrical, plumbing, elevators and water systems; ensure regulatory compliance and timely testing.
• Perform and manage routine maintenance and repairs; maintain records of all tasks.
• Manage tenant improvements from start to finish.
• Respond rapidly to emergencies with clear communication.
• Hire, supervise, and train the maintenance staff; ensure safe, efficient repair practices.
• Maintain inventory and secure competitive pricing for supplies and materials.
• Coordinate bids from external vendors and contractors; monitor performance and pricing.
• Collaborate with property management to meet tenant needs and service expectations.
• Ensure compliance with Cal-OSHA, elevator regulations, and city/state testing standards; document inspections and corrective actions.
• Utilize building automation systems for tracking and supporting operations.
• Assist with portfolio-wide special projects and occasional travel as needed.
