Overview

Reporting directly to the VP of Asset Management, we seek a dynamic, experienced, and driven Senior Asset Manager to join our team in the affordable housing sector in NYC. The successful candidate will oversee a diverse portfolio of affordable housing assets, ensuring compliance with HUD, Section 8, and LIHTC regulations, while maximizing asset value and minimizing risk. This role involves directing, evaluating, and managing internal and external personnel, including third-party property management companies. The ideal candidate will have a deep understanding of the affordable housing market, strong financial acumen, and a proven track record in asset management. The position requires a hands-on approach, including frequent property visits and collaboration with property management, accounting, and ownership teams.

Responsibilities

  1. Portfolio Management
  • Provide strategic direction to third-party Property Management Companies to achieve NOI projections and ensure compliance with local agencies and regulations.
  • Manage a portfolio of Section 8 and LIHTC properties.
  • Develop strategies to maximize asset value and reduce risks.
  • Conduct regular performance reviews, including financial analysis and inspections.
  • Work with property management to ensure tenant satisfaction and retention.
  • Address underperforming assets with asset and property management teams.
  • Financial Analysis and Reporting
    • Lead budgeting, including capital repairs, and coordinate with auditors and management.
    • Perform bi-annual recapitalization, refinancing, and disposition analyses.
    • Prepare monthly financial reports and conduct portfolio assessments.
    • Review property taxes and oversee audit processes.
  • Third-Party Relations
    • Manage interactions with investors, vendors, and regulators.
    • Lead inspections and reviews with agencies and lenders.
    • Represent the owner in insurance claims and repairs.
  • Portfolio Optimization
    • Identify revenue, expense, and capital improvement opportunities.
    • Oversee capital projects and ensure high management standards.
    • Analyze economic trends impacting assets and strategies.
  • Organizational Responsibilities
    • Coordinate with finance and development teams.
    • Participate in monthly meetings and review contracts.
    • Improve data management and reporting processes.

    Qualifications

    • Bachelor’s degree required; MBA preferred.
    • At least 10 years of experience in tax credit, HUD, and asset management.
    • Strong analytical, organizational, and communication skills.
    • Proficiency in property management and financial analysis software.
    • Ability to multitask and prioritize effectively.
    • Willingness to travel.

    Salary is commensurate with experience, ranging from $140,000 to $160,000 for NYC, plus benefits and retirement. Gilbane offers comprehensive health benefits, profit-sharing, and training programs. All applicants must pass a pre-employment drug test. Gilbane is an equal opportunity employer.
